North Vancouver includes both the City of North Vancouver and the District of North Vancouver, each with its own neighbourhoods, housing styles and lifestyle patterns.

The City is more compact and urban, with areas like Lower Lonsdale, Central Lonsdale, Upper Lonsdale, Queensbury and Moodyville offering walkability, transit access, restaurants, shops, condos, townhomes and established residential streets. Lower Lonsdale and The Shipyards bring a lively waterfront feel, with quick access to downtown Vancouver by SeaBus.

The District stretches more broadly across the mountainside and toward the eastern and western edges of the North Shore. Here, neighbourhoods like Lynn Valley, Edgemont, Deep Cove, Blueridge, Seymour, Capilano and Upper Capilano offer a more residential, nature-connected feel, often with stronger access to trails, parks, schools and forested surroundings.

North Vancouver is located on the traditional and unceded territories of the Sḵwx̱wú7mesh/Squamish and səlilwətaɬ/Tsleil-Waututh Nations, whose presence and stewardship are an essential part of understanding this place. 

From a real estate perspective, North Vancouver is incredibly varied. You can find waterfront condos, newer urban homes, family houses, character properties, duplexes, townhomes, mountainside homes, forested lots and quiet residential streets that feel much farther from the city than they really are.
